About the role
The anticipated hourly range for this position is $60,000-65,000 per year. Actual compensation will depend on several factors, including, but not limited to, experience, other job-related skills and qualifications as permitted by law. This position offers great potential for upward mobility. Full time employees may be eligible for benefits including health insurance, dental insurance, vision insurance, life insurance, 401k matching program, Basic Life and AD&D Insurance, Voluntary Life and AD&D, Flexible Spending Accounts to help offset the cost of dependent care and/or health care expenses, paid holidays and vacation. Employees may also be eligible for a discretionary bonus depending on a number of factors, including the employee’s performance and LBA Realty’s performance on an annual basis.

Additionally, the employee may be required to drive to a property, walk on uneven ground, walk through a construction site, be exposed to dust or fumes and work around machinery or equipment.
About the role
- Assist with the management of multiple industrial properties.
- Assist with the management of multiple industrial properties.
- Provide support for all tenants move-in and move-outs.
- Process and maintain all property business licenses and submit for PM review.
- Generate and process service contracts, purchase orders, and work authorizations. Includes working in the PM Web program.
- Schedule and coordinate all building maintenance services with vendors and tenants as applicable (FLS, Roof, HVAC, Landscaping, property tours).
- Generate and track tenant billable requests, ensuring appropriate approvals have been approved prior to processing.
- Distribute and manage reoccurring tenant notices (CAM Rec, ESG, LOA, Emergency Contact sheet).
Maintain tenant lease files, building system reports (FLS, HVAC, Roof; both tenant and Landlord managed.- Manage supply inventory (office and kitchen) and place order.
- Oversee certificate of insurances for vendors and tenants and maintain tracking forms.
- Manage service requests and Prism portal including all engineering, reoccurring PM’s and inspections.
- Follow up on all service orders to ensure high tenant satisfaction.
- Manage new vendor set up process.
- Update all applicable/requested Sales Force operation items, daily.
- Prepare and set up conference room(s) for all meetings.
- Ensure the office is maintained in an acceptable condition.
- Provide support to multiple Property Managers.
- Provide office administrative support.
- Help coordinate tenant events.
- High school diploma required.
- Four year degree is preferred.
- 1-2 years of real estate experience in Property Management and/or Real Estate required.
- Must have pleasant, clear voice and good command of the English language.
- Must have the ability to multi-task and handle interruptions calmly and politely.
- Proficient with MS Office Suite, including Word, Excel and Outlook
- Experience with MRI and/or Avid a plus.
- Strong organizational, problem-solving/ analytical skills; able to manage priorities & workflow.
